Construction Management Services are needed when budgets must be determined, on-time occupancy is critical and the client’s reputation is on the line. Our project delivery method applies state-of-the-art management techniques to project planning, design and construction in order to control time, quality, and cost.  To assure the highest level of construction quality our project team works closely with both the Owner and Architect to make recommendations for improvements to the design which would have a positive benefit, mitigate a schedule impact, eliminate potential change orders, or to meet budgetary compliance.

As Construction Managers, we are a member of our client’s project team. We are responsible for developing and implementing a management plan that will achieve the goals of our client within the plan’s budgetary and schedule parameters. Scheduling and coordination are key factors in controlling time and cost in the design and construction processes.

Design Phase

During the Design Phase of a project it is our focus to ensure that the Owner’s program stays within scope and budget, and remains on schedule. By proactively managing the design effort, we establish the master project schedule, develop project budgets and cost estimates, assist in the selection of an appropriate Architect / Engineer, and perform constructability and value engineering reviews.  LM also works closely with the Owner in obtaining the numerous permits and approvals necessary for the commencement of the construction phase.

Bidding Phase

Since Lundgren Management specializes in several types of facilities construction we have a team of construction professionals who thoroughly understand both the public and private bid processes.  Our bid procedures and documents ensure Owners that the proper bid process is used throughout the Bid Phase.  We maintain a contractor database that exceeds 1000 qualified bidders so that an Owner will get the best price for the construction of their project.

Construction Phase

Acting in a leadership role, Lundgren Management provides field management, supervision, and administrative services to successfully execute a construction project in accordance with the Owner’s objectives for cost, time and quality.

Our highly qualified Project Managers and project teams establish project communication and document procedures which include internet-based scheduling, material procurement, shop drawings, submittals, safety, change orders, event log system, requests for information, lines of communication, meeting schedules and minutes, weekly and monthly reporting, safety, and quality control.

Post Construction Phase

To prepare for occupancy of the facility, Lundgren Management manages project close-out activities such as punch-lists, provision of operation and maintenance manuals, warranties, as-built drawings and advise the Owner on the issuance of the Notice of Completion.
